The rules we'll hold ourselves to, written down first.
The full detail behind Our Vision: how our leadership team will work, how the money is looked after, and how the managing agent is chosen. In legal terms this is our governance and financial charter, in plain terms, it's how neighbours run something properly.
Run properly, by people you know.
- A capable leadership team — neighbours who bring professional expertise in finance, getting value from contracts, engineering, project management, law, technology, facilities management and corporate governance. No single individual dominates decision-making.
- Equal representation — resident and investor perspectives represented on the leadership team and its committees.
- Decisions explained — members told why decisions were taken, what alternatives were considered, and what they mean for the money.
- Director accountability — company law compliance, declared conflicts of interest, regular reporting, regular elections under the Articles.

What am I actually signing up to?
The RTM company, in plain terms
Each RTM company is a company limited by guarantee, a not-for-profit structure with no shares and no dividends. Membership costs nothing, and a member's financial liability is capped by law at £1. Members vote on, and by majority can replace, the directors. Directors are unpaid volunteer leaseholders, and each company will hold Directors' & Officers' insurance, so no volunteer is personally exposed for decisions made in good faith.
Registering your support today is a step before any of that: a free, non-binding count of your flat towards your building's threshold. It commits you to nothing.
This is general information, not legal advice.
Our paperwork will be public
When each building's RTM company is formed, we will publish its Articles of Association, certificate of incorporation and Companies House number on this page. Everything registered at Companies House is public by law, you will never have to take our word for what these companies are or how they're governed.
And prospective volunteer directors will be pointed to the Leasehold Advisory Service's free “Being a director” e-learning course, training, not winging it.
How the money is looked after.
Budgets in plain English
Annual budgets explained clearly and shared with members.
Getting better value
Significant contracts tendered and reviewed, long-term value, not just the lowest price.
Independent advice
Major decisions supported by specialist legal, financial or technical advice.
Responsible reserves
Reserve funds managed prudently against long-term maintenance.
Financial reporting
Regular reporting on budgets, expenditure, reserves and major projects.
Proper controls
Internal controls, supplier performance reviews and regular benchmarking.
The best agent for our neighbourhood, chosen on evidence.
The RTM Company will appoint the agent best placed to deliver exceptional service, financial discipline and value for money. That may mean retaining the current agent, renegotiating, or a competitive tender, decided on evidence, in the interests of leaseholders.
Concierge, security, cleaning, landscaping, maintenance, engineering, fire safety, insurance administration and leisure facilities management all continue.
The aim: continuity, professionalism, and a place that keeps getting better.
Working together starts with keeping in touch.
Wherever in the world you are, you're part of this neighbourhood, overseas investors take part on equal terms with resident owners.
- Regular newsletters and quarterly updates
- Annual reports and member meetings
- Investor webinars and recorded Q&A sessions
- Electronic voting where appropriate
This is how we'll look after what's ours.
