The Capston: the final phase of Embassy Gardens.
The Capston is the Phase 3 redevelopment completing the Embassy Gardens masterplan in Nine Elms, London, expected to finish in 2029. Whether you already own here or are thinking of buying, here is what it means for how the neighbourhood is run.
Phase 3, in plain English.
The Capston is the final chapter of the Embassy Gardens masterplan, the Phase 3 development alongside the existing Phase 1 and Phase 2 buildings, expected to complete in 2029. When finished, it will bring the estate to well over 1,450 apartments sharing infrastructure, amenities and a combined service charge.
That last point is why this page exists. Every apartment at Embassy Gardens, current and future, carries a share of the cost of running the estate, and the estate's service charge budget rose 67.5% between 2021 and 2026, three to four times inflation over the window. How the estate is governed is therefore as material to a Capston buyer as the specification of the apartment itself.
The neighbourhood The Capston joins is organising.
Leaseholders across Embassy Gardens Phases 1 and 2 are exercising the Right to Manage, a no-fault statutory right under the Commonhold and Leasehold Reform Act 2002 that puts each building's management under the control of a company owned by its leaseholders. The campaign is led by the Embassy Gardens Residents' Association (EGRA) and progresses building by building as each reaches the support of 50% plus one of its qualifying leaseholders.
Whether The Capston itself forms part of future RTM arrangements will depend on its legal structure, ownership and integration into the wider estate once it completes, RTM is a right available to residential leaseholders once premises qualify. What Capston owners inherit either way is the estate-wide direction of travel: management that answers to the people who pay for it.
Ask about governance before you exchange.
Sensible questions for any Phase 3 purchase: what is the estimated service charge and how has it moved across the estate; who manages the building and who do they answer to; and how will The Capston integrate with the estate's RTM arrangements as they develop. EGRA is happy to give prospective buyers a factual picture: info@egra.org.uk
