This is your home. You should have a say in how it's run.
The concierge, the lifts, the service charge demand, you live with every management decision. RTM means they're made by a company owned by you and your neighbours, in the open.
The building you come home to, run for the people who live in it.
Nothing changes on day one, same building, same professional teams, same amenities. What changes is that the managing agent answers to a leadership team of residents instead of the freeholder.
- The service charge budget is decided in the open, itemised, and published to residents, every year
- Repairs and service issues are answered by an agent with a reason to respond: residents choose the agent, and can replace them
- Your lease, your ownership and your mortgage are untouched
- Concierge, security, the Sky Pool, gym and gardens continue exactly as your lease provides

Transparency you can hold in your hand.
Under RTM, the budget is prepared by the residents' own company and published to every leaseholder, and every significant contract is tendered in the open. Not a promise of lower bills, a guarantee that you see where every pound goes, and that the people spending it answer to you.
"Won't this cause trouble?"
It's not a protest. It's a right. The process is calm, legal and professionally run, and since the 2024 reforms took effect, the freeholder's routine legal costs are no longer ours to pay. If you quite like the current agent, that's fine too: under RTM, residents can keep any agent who performs.
One ask: add your flat this week.
It takes two minutes and carries no obligations. The law counts flats, owners of half of all flats must join, so adding yours moves the whole neighbourhood forward.
About two minutes. Free. Non-binding. Counts your flat towards your building's threshold.
