Why You Can Trust Us

Trust is not automatic. It must be earned.

You should expect the highest standards from anyone seeking to represent your interests. That is the standard we intend to set.

Our role

Oversight, not operation.

The proposed directors are not seeking to become estate managers. Professional agents run the estate day to day; the leadership team's job is to make sure that management is effective, open and accountable.

  • Strategic oversight
  • Financial stewardship
  • Accountability on behalf of leaseholders

How we'll work together

We commit to running the RTM Company in line with recognised principles of good corporate governance:

  • Integrity
  • Transparency
  • Accountability
  • Professionalism
  • Evidence-based decision-making
  • Long-term stewardship
All leaseholders. One standard.

We will represent everyone.

Some leaseholders live here; many live elsewhere in the UK or overseas. Every one has a legitimate interest in this neighbourhood's success, and the leadership team will balance them all, because a well-run neighbourhood benefits everyone.

Experience matters

Professional judgement, not just goodwill.

Managing an estate of this scale takes more than good intentions. Our aim is to build a leadership team that brings together expertise across the disciplines that matter.

Commercial

Procurement, finance, accounting and commercial management.

Technical

Engineering, construction, project delivery and facilities management.

Governance

Legal and regulatory compliance and corporate governance.

Communication

Technology and communications for a global community of owners.

Individual biographies will be published as directors are confirmed, professional background, building affiliation, relevant experience and declarations of interest. Leaseholders should know who is making decisions on their behalf.

Transparency is not optional

Your keys already open the door. Now open the books.

Our default position will always be openness: leadership team decisions, budgets, spending and contracts, published to members. Where confidentiality or law prevents publication, we will say so, and say why.

Financial stewardship

  • Prudent budgeting
  • Independent financial advice where appropriate
  • Clear financial reporting
  • Proper internal controls
  • Appropriate reserves planning
  • Regular financial review

Independent professional advice

Complex legal, engineering and regulatory issues go to specialists, solicitors, surveyors, accountants, safety advisers.

Asking the experts is a sign of doing the job properly.

Getting better value

Contracts awarded on evidence: fairness, whole-life value, quality of service.

The lowest price is not always the best outcome. The best long-term value is.

Accountability starts with us

AGMs, published reports, regular elections, full compliance with company law.

Directors serve the members, not the other way around.

Managing conflicts of interest

A formal policy: interests declared, conflicted directors step back.

Transparency protects confidence.

Estates like ours have done this, and we've studied the one that struggled

Chelsea Bridge Wharf (1,100+ flats, one bridge away) and Century Wharf (19 buildings, resident-run for a decade) prove the route works. Settlers Court shows the boundary of the right, and our plan is drawn inside it.

Equally important

What we will not do.

Being honest with you means realism as well as ambition. To avoid uncertainty:

  • Make promises of guaranteed service charge reductions
  • Replace contractors without proper review
  • Reduce service standards to achieve short-term savings
  • Make major decisions without appropriate evidence
  • Favour one group of leaseholders over another
  • Operate behind closed doors wherever openness is possible
  • Publish any claim we would not be comfortable defending, word for word, before a tribunal

Our promise to every leaseholder

Whichever building you own in, the commitment is the same:

  • Listen before deciding
  • Seek expert advice before acting
  • Treat residents and investors fairly
  • Custodians of a community, not owners of it

Help protect something we all value.
